Finding New Tenants:
11. Do Photos and Video Tours For Advartising.
12. Run Ads On Internet Web Sites with photos and Videos.
13. Put up signs on or near property.
14. Answer ad calls, show property.
15. Have prospective tenants fill-in Rental Application, run credit reports (paid by tenants), verify all information.
16. Bring all information to confer with owner. After owner approves tenant, meet with tenants, write Lease or Rental Agreement. Collect move-in money in cash or cashiers check.
17. Do walk-through with new tenant, fill-in move in form.
18. Provide owner with copy of all documents.
19. Deduct fee from move-in money, forward remainder to owner.
Monthly Management: (Optional)
10. Collect rent in owners name, forward to owner.
11. Can Direct-Deposit Rent Checks To Owners Local Bank
12. Provide owner with monthly report along with rent check.
13. Coordinates repairs, Owner selects workers.
14. Handle tenant problems.
Reasonable Fees:
Half of one full months rent to find new tenant
Plus advertising (Approximately $66.00 per week)
Plus $70/month to manage after tenant moves in (optional)
